What should residents know about property reassessment notices?

Starting Monday, March 31, the Jasper County Assessor’s Office began sending out property reassessment notices that indicate your new assessed value for 2025 compared to 2024.

As a resident, here is what you need to know.

  • These notices contain updated property values by the Jasper County Assessor as part of the biennial reassessment process under Iowa Law.
  • The values indicate changes that have occurred in our real estate market since 2023.
  • Remember that the assessment does not equal the taxable value. Your assessment does not factor in the rollback, which reduces the taxable valuation when applied.
  • Rollback restricts the annual statewide increase in taxable residential property value to a maximum of 3%. (If statewide assessments exceed this cap, a rollback percentage is applied to lower each property’s taxable value, thereby reducing the effect of revaluations on property tax bills).
  • Cities do not assess your property. The Jasper County Assessor’s Office does this.

What do residents need to know as the city finalizes its budget?

  • The 2025 assessments will not affect current property taxes (FY 2025) or next year’s (FY 2026) property taxes.
  • The City of Baxter will adopt its FY 2026 budget on Tuesday, April 14, at 6:00 p.m. during the City Council meeting.
  • The taxes based on these new assessments will be for the FY 2027 budget, payable in September 2026 and March 2027.

Don’t agree with your assessment?

  • The notice includes options to appeal and must be filed with the Assessor’s Office between Wednesday, April 2 – Friday, April 25.
  • Residents can also submit a formal protest to the Jasper County Board of Review between Wednesday, April 2 – Wednesday, April 30.
